Move-Out Cleaning Checklist for Phoenix Renters
Most deposit fights in the Valley don't start with holes in the wall. They start with an oven nobody opened, a shower door covered in white mineral film, and a fan blade with a year of dust on top of it.
We clean move-outs all over the Phoenix area, and the same handful of spots come up again and again. Here's the list we work from, room by room, plus what Arizona law says your landlord has to do with your deposit afterward.
Before you start
Read your lease's move-out section. Some leases spell out what counts as "clean." Some list flat cleaning charges. Know what you agreed to.
Get everything out first. You can't clean a floor with boxes on it, and a forgotten bag of trash in the garage counts against you.
Take photos when you're done. Every room, every appliance with the door open, timestamped. If there's ever a dispute, photos settle it fast.
Kitchen

This is where most cleaning deductions come from.
Oven: inside walls, racks, door glass (including between the panes if you can get to it) and the drawer underneath.
Stovetop and range hood: degrease the hood and clean or soak the filter. Grease on the hood is one of the first things an inspector notices.
Fridge and freezer: empty, wipe every shelf and drawer, and leave the doors cracked if the power is being shut off.
Microwave: inside, turntable and the vent underneath if it sits over the stove.
Cabinets and drawers: inside and out. Crumbs in drawers are easy to miss and easy to photograph.
Sink: scrub the basin, faucet and the rim where the faucet meets the counter. That's where hard water builds up.
Dishwasher: wipe the door edges and clean the filter at the bottom.
Bathrooms

Valley water is hard. It leaves white mineral film on glass, faucets and showerheads that a normal spray-and-wipe won't touch. If you've lived somewhere a year without a water softener, plan on extra time here.
Shower glass and tile: use a descaler made for mineral deposits, give it time to sit, then squeegee. Check the grout lines and the track at the bottom of sliding doors.
Tub: soap ring, drain and the overflow plate.
Toilet: inside the bowl, under the rim, the seat hinges and the base where it meets the floor.
Vanity: sink, faucet, mirror, and inside the cabinet and drawers.
Exhaust fan cover: pull it down and wash it. These collect a thick layer of dust.
Every room
Ceiling fans: wipe the tops of the blades. Arizona dust settles there fast, especially after monsoon storms.
Blinds: wipe slat by slat. They're tedious, but dusty blinds are an easy line item on a deduction list.
Baseboards, door frames and light switches: wipe them all, especially in hallways and kids' rooms.
Window tracks and sills: vacuum out the dirt first, then wipe.
Air vents and return grilles: vacuum or wipe the covers.
Floors: vacuum carpet, then vacuum and mop hard floors, including inside closets.
Garage, patio and outside
Sweep the garage and the patio or balcony.
Remove anything you're leaving behind, including old paint cans and cleaning supplies.
Check the trash and recycling bins. Some landlords charge to haul away what's left in them.
What Arizona law says about your deposit
This part is short, but worth knowing. It's from Arizona's landlord-tenant law, A.R.S. § 33-1321.
Your landlord has 14 business days (not counting weekends and legal holidays) after you move out and ask for the deposit back to return it, along with an itemized list of every deduction.
You have the right to be at the move-out inspection. Your landlord has to tell you that in writing, and if you ask, they have to tell you when it is.
Fees not labeled nonrefundable in writing are refundable.
If a landlord wrongly withholds money and doesn't follow those rules, the tenant can recover it plus damages of up to twice the amount wrongly withheld.
Normal wear and tear, like faded paint or carpet worn down from years of walking, isn't the same as dirt. Cleaning is on you; age is not. We're a cleaning company, not lawyers, so if you're in a real dispute, talk to an attorney or a tenant resource before you sign anything.
Doing it yourself vs. hiring it out
A solid move-out clean on an empty two-bedroom usually takes one person most of a day, and longer if the oven and shower haven't been touched in a while. If you're also packing, working and handing over keys on a deadline, that's often the part that gets rushed.
That's what our move-out cleaning service is for. We work from this same checklist, room by room. If the home hasn't had a thorough clean in a long time, a deep cleaning is usually the better fit. If something gets missed, tell us and we'll come back and fix it.
We can't promise what your landlord will decide. That's their call. But we can make sure the cleaning isn't the reason for a deduction.
